This project for an empty, former Georgian residence in Liverpool City Centre involved works up to Planning and Building Regulations Approval stages for a Private Developer. The property had been used for some time as commercial office space, which the client wished to convert to high specification student accommodation, whilst also bringing back to life many of the property’s original features. Restrictions meant that a new design was required which met the client requirements, whilst also satisfying local authority stipulations, including:
- The retention of the original staircase shape and detail.
- The retention of original features and details to principal rooms facing the main road, including ground and first floors.
- Avoidance of visible works to ceilings and floors.
- Changes were also made to original plans (drawn by others) to maximise commercial return for the Developer taking into account viability and likely student uptake.
The client continues to set a new benchmark has been set for student accommodation in the City, and the completed property was so much in demand that it necessitated a student waiting list!
